What is a Fard, and how do you get one in Lahore?

A Fard is an official extract of the land record. In plain terms: an official snapshot of what the government's land record says about a piece of land.
In Punjab the land record is maintained by the Punjab Land Records Authority (PLRA). You can get a Fard through PLRA's Arazi Record Centres (one-window service centres) and its online services on the PLRA portal.
What a Fard shows
Depending on the record, a Fard can show the owner or owners, the landholding, the land identifiers (such as Khasra and Khewat numbers), each owner's share and area, and record references.
How to read one
Do not look at a Fard just to see a name. Ask:
- Who is recorded as the owner?
- How much of the land, or what share of it, is recorded in their name?
- Are several owners listed?
- Does the seller's identity match the recorded owner?
- Which Khasra and other identifiers does it refer to?
- Does it describe the property actually being sold to you?
The share matters as much as the name. A seller says he owns one kanal and shows you a Fard with his name on it. But if the Fard says Ahmed, 25% share, he may own a quarter of the holding, not the whole kanal.
What a Fard does not tell you
A Fard answers one question: what does the land record say about ownership? It does not answer any other.
A genuine Fard says nothing about:
- whether a housing scheme is approved by LDA,
- whether a specific plot is inside the approved layout,
- whether there is a court case or stay order,
- whether the land has already been promised to someone else,
- whether the plot on the ground matches the paper.
That is why "Fard hai boss, sab clear hai" tells you almost nothing. A Fard is also only one of three connected records: the registry shows how the seller acquired the property, and the intiqal shows whether that change was recorded. See registry vs intiqal.
Verify it, do not just look at it
A photocopy of a Fard is something to check, not proof. PLRA provides online verification for Fard and mutation documents using identifiers from the issued documents. Check the document against the system that issued it.
