Buying a plot in a society extension: the risks

You find ABC Housing Scheme on LDA's approved list. Good. Then the seller says: "Plot 847, ABC Housing Scheme, Extension Block C."

You have not yet shown that Plot 847 in Extension Block C is part of the approved scheme.

Why extensions are risky

A genuinely approved scheme can have land around it, extensions, amendments or extra areas that need their own approval. The developer says "it's all ABC Society." The buyer hears "all approved." That is a leap.

Here is the pattern, using the book's example:

The approved scheme sits on Khasra 101 to 110.

The developer later expands onto Khasra 111 to 115, creates Block D, and numbers plots 501 to 600.

The brochure says "ABC Society, Block D."

A casual buyer thinks: ABC Society is approved, so Block D is fine. A careful buyer asks:

Which Khasras does Block D sit on?
Are those Khasras inside the approved scheme boundary?
Where is Block D on the approved layout, and what is its status?

The marketing map is not the approved map

A developer can control 500 acres and market 800. What matters is not the PDF on WhatsApp but which land is actually inside the approved scheme. LDA's rules deal specifically with the sponsor's land, the land included in the scheme, and government or public land that is excluded.

Land ownership and the approved scheme boundary are two separate facts, and both matter.

How to check an extension plot

Use LDA's sifting status tool for the exact scheme, phase, block and plot.
Ask for the approved layout, and find your plot on it.
Ask which Khasra numbers the block sits on, and whether they are inside the approved boundary.
Check the society's own record for the plot, separately.

If the block does not appear clearly in official material, or the answer is "approval is in process," you are not buying an approved plot. Price it as the risk it is.
